How to choose a building plot?

The first step in building a house is acquiring a plot of land. Therefore, suitable land that is designated for construction of buildings by spatial planning.

The state and characteristics of the chosen plot will largely dictate the size and shape of the new building, as well as the dynamics of construction.

To begin construction, the selected plot must be equipped with utilities – it should either already be equipped with municipal infrastructure or be planned for equipment within a certain timeframe.

Municipal infrastructure includes the supply of drinking water, supply of electricity, sewage disposal, waste collection and access to a public road, which is built and managed by a public service provider.

What to consider when buying a plot

Both the macro and micro location of the plot largely dictate what kind of home you can build on the plot. When it comes to the micro location, we consider the characteristics of the land, such as soil composition, slopes, torrents, nearby buildings, neighboring plots and the structures built on them (e.g., walls, fences and retaining walls).

The macro location defines how far away the plot is from nearby cities, shopping centers, workplaces, schools and kindergartens, health institutions and other public offices.

Documents that define a plot

The characteristics of the selected plot – such as its size, intended use, what you can build on it and how (for instance the height of buildings and slope of roofs) – are defined by various documents:

  • Extract from the land regitry: By applying at the court, you can obtain an extract from the land registry for a desired plot, which contains information about the land and real rights on the land.
  • Cadastral plan: The Geodesy Office issues a copy of the cadastral plan at scale M 1:2880 or M 1:1000 (plot number and cadastral municipality), where all land cultures and areas (m2) are visible.
  • Spatial acts: Based on your application, the competent municipality issues location information. With this, you obtain information on which spatial acts and possible restrictions apply to the selected plot.

Tip: Bring the location information to the first informative meeting with our sales consultant. Together with the consultant and architect, you can then begin selecting a home that will be properly integrated into the environment.

  • Geodetic survey: We order an actual survey in the field, namely Geodetic Survey at M 1:500 with the layout of all infrastructure lines, which include electricity, water supply, road, public sewerage, district heating, cable TV, telephone and gas pipeline among other.

Obtain all the listed documents as soon as possible – preferably before purchasing the plot, but certainly before you start planning the construction and selecting your home since the home you select must comply with the municipal spatial acts.
